A significant change is likely coming soon to the Massachusetts rental housing market. As of August 1, real estate agents will be able to contract solely with a tenant looking for rental housing, or a landlord offering housing for rent -- and any brokerage fee (commission) can be paid to that agent only by the respective party (landlord or tenant) with whom they originally contracted. In other words: when a tenant leases property with the help of a real estate agent, the tenant will pay a broker fee the agent representing them (only), and the landlord will pay their listing agent (only). This ends a longstanding practice where some landlords sought to pass along brokerage fees charged by listing agents to incoming tenants, particularly in the Boston area. In some cases this practice resulted in incoming tenants being asked to pay the equivalent of four months worth of rent (ie. first month's rent, last month's rent, a security deposit, and a brokerage fee) at the time a lease was signed. This policy change was made as part of the FY'26 State Budget enacted recently by the MA Legislature, and Governor Healey has indicated her intent to sign it into law. ... See MoreSee Less

Last week the National Association of Realtors announced nationwide data showing that home sales fell 5.9% from February to March, down 2.4% from a year ago. While some national influences do of course matter, it’s important to remember that the real estate market is local in nature. Looking at the local real estate market in Haverhill, MA shows a different picture. Haverhill home sales actually INCREASED 14% from February to March, UP a full 24% from a year ago. In fact, comparing March 2025 to 2024, the total dollar volume of homes sold locally increased almost $5.5 million. Wow!Don't just go by what you read in the newspaper.
